The minimum threshold rose from $750,000 to $1,000,000 effective January 1, 2025, and the qualifying asset must be held for at least ten years. The practical appeal of EPR over other Caribbean options is the combination of permanence and flexibility. The status is indefinite from approval, with no annual fee, no annual report, and no minimum number of days in-country. Holders pass through immigration as residents rather than visitors.
Why file the residency and the purchase together?
The strategic point I make with every client is to treat the residency and the purchase as one process, not two. The EPR application can be prepared and filed concurrently with the property closing, so the government clock starts running while the deed registration is completing rather than weeks afterward. The two share many of the same documents, and the ownership structure you choose affects both the title and the filing.

The Tax Case for Bahamas Residency
The Bahamas is a no personal income tax jurisdiction. These features apply to residents and are a core reason buyers choose the country, though they do not replace your home-country obligations.
Income Tax
No Bahamian income tax on worldwide income, whether from employment, investments, dividends or business. Note this does not by itself override the tax rules of your country of citizenship or residence.
Capital Gains Tax
No capital gains tax on the sale of real estate, securities or other investments held in the Bahamas, and none on the appreciation of your qualifying property when you eventually sell.
Inheritance Tax
No inheritance, estate or wealth tax in the Bahamas. Property passed to beneficiaries faces no Bahamian government levy, which matters for buyers planning to hold across generations.
Conveyance VAT
A one-time VAT on the conveyance. For foreign buyers it is a flat 10% of price (Bahamians pay a 2.5% to 10% sliding scale). It is conventionally split 50/50 with the seller, though that split is negotiable.
Real Property Tax
For owner-occupied homes the first $300,000 is exempt and liability is capped at $150,000 a year. Investment and rental property is taxed on a separate Department of Inland Revenue scale. Confirm current figures with the DIR.
USD Dollar Peg
The Bahamian dollar has been pegged 1:1 to the US dollar for decades, so there is no currency conversion risk for USD-based buyers. Transactions and accounts operate in USD-equivalent terms.
Will I still owe tax in my home country?
The Bahamas position has to be read alongside your home-country rules. How to Get Bahamas Permanent Residency

Identify a qualifying property

Confirm structure and counsel
Decide the ownership structure (individual, joint or corporate) with reference to current Immigration requirements and your home-country tax position, and retain a Bahamian attorney.
Execute the purchase
Standard conveyance: offer, due diligence, legal fees, conveyance VAT and deed registration. Glenn manages all parties from offer through registration.
Prepare the EPR application
Assemble the package: government forms, passports, police certificates, medical report, proof of funds, references and the conveyance documents.
File with the Department of Immigration
Submit concurrently with or immediately after closing, with the government fee. The file enters standard or accelerated review depending on price.
Approval and registration
On approval, register and receive the residence card. Glenn assists with post-approval steps, including banking and property-management introductions.
The documents most often responsible for delay are police clearance certificates from previous countries of residence. These must come from each country where you have lived twelve months or more in the past ten years, and turnaround ranges from days to a couple of months depending on the jurisdiction. Start them as soon as a property is under contract.
The required medical examination must be done by a physician approved by the Bahamas authorities. Glenn can refer approved practitioners in Nassau and confirm current options for international applicants at the time of application.

What is the minimum investment for Bahamas EPR in 2026?+
The minimum qualifying investment is $1,000,000 USD, effective January 1, 2025, raised from $750,000. It must be a single qualifying property (values are not combined across properties), or approved Central Bank zero-coupon bonds, held for at least ten years. Purchases of $1,500,000 or above qualify for accelerated review.
What tax benefits come with Bahamas residency?+
The Bahamas levies no income tax, no capital gains tax, no inheritance or estate tax and no wealth tax, and the dollar is pegged 1:1 to the USD. These are features of the jurisdiction rather than EPR perks, and they do not by themselves override your home-country tax obligations, which you should confirm with qualified tax counsel.
How long does it take to get residency through property?+
Most applications take several months from submission, commonly a few months up to around a year. The timeline depends on documentation and Immigration workload, with an interview part-way through, and purchases of $1,500,000 or above qualify for accelerated review. The single biggest source of delay is police clearance certificates from previous countries of residence, so start those as soon as a property is under contract, and file concurrently with the closing to avoid losing weeks to sequential processing.
Can family members be included on the application?+
Yes. A spouse and dependent children under 18 can be included, with a $300 endorsement fee per dependent, and they receive the same right of residence as the primary applicant. Adult dependents over 18 should be discussed in advance, as their treatment depends on current Department of Immigration guidelines.
Does EPR include the right to work?+
No. Standard EPR grants the right to reside indefinitely but not to work or run a business; a separate permit is required for employment or commerce. EPR with work rights is available at a higher government fee of $25,000, versus $20,000 for standard EPR. Glenn advises on the right application type during the eligibility assessment.
Is there a minimum number of days I must spend in the Bahamas?+
No. Standard EPR does not impose a minimum number of days in-country, and holders can travel freely and maintain residency elsewhere. There is no annual residency report. Maintaining meaningful ties, such as property ownership and regular visits, is advisable to support the status if it is reviewed.
What property types qualify?+
Residential condominiums, single-family homes, waterfront estates and land all qualify, provided the single investment is $1,000,000 or above. Central Bank zero-coupon bonds qualify as an alternative to real estate. For condos, units at that level in Aqualina, One Cable Beach, Goldwynn, Baha Mar and One Ocean are eligible. Does buying property automatically give me residency?+
No. Buying a qualifying property does not grant residency automatically; it makes you eligible to apply for Economic Permanent Residency. You still file an application with the Department of Immigration, which reviews and approves it. The purchase qualifies you, but it does not by itself confer the status.
Does Bahamas permanent residency lead to citizenship?+
Not automatically. Permanent Residency and citizenship are separate processes, and EPR does not grant a Bahamian passport. Citizenship may be pursued later through naturalisation where eligible, but it is a distinct and discretionary process with its own long residency requirements.
What happens if I sell the property before ten years?+
The qualifying investment is expected to be held for at least ten years to maintain the basis for your EPR. Selling earlier can put that basis at risk, so any sale or replacement within the period should be planned in advance with your attorney and confirmed with the Department of Immigration.
Can I rent out the property while holding it for residency?+
Yes. Owners commonly place qualifying condos in managed rental programmes. Note that renting it rather than living in it generally makes the property non-owner-occupied for real property tax, which is assessed on a different scale, but it does not remove the property's role as your qualifying EPR investment.
What are the government fees?+
The government fee is $20,000 for standard EPR and $25,000 for EPR with work rights, plus $300 per dependent spouse or child under 18. Fees are payable to the Department of Immigration, non-refundable once submitted, and fixed by regulation, not subject to agent mark-up. Can I buy a Nassau condo and get permanent residency?+
