How Bahamas EPR works step by step

Define your residency goal first

Before looking at any property, I establish your goal - EPR, HORC, or Zero Coupon Bonds. This determines the minimum property value required and the ownership structure that supports your immigration application.

Search for qualifying properties

Purchase and Exchange Control registration

Your Bahamian attorney conveys the property, pays VAT, and registers the deed. As a non-Bahamian buyer, you must register with the Bahamas Investment Authority and Exchange Control - this is mandatory and enables future repatriation of proceeds.

Closing costs: Typically 8 to 11 percent buyer-side (10% VAT/stamp duty + legal fees of 2 to 2.5%). I provide a line-item projection before you make any offer.

File the EPR application alongside closing

I prepare and file your EPR application with the Department of Immigration in parallel with your property closing. This begins the processing clock as early as possible. Required documents include completed application form, letter to Director of Immigration, certified passport copies, police certificate from home country, financial statements, and proof of property ownership.

Government fees: $20,000 (standard EPR) or $25,000 (EPR with work rights). Plus $300 per dependent family member endorsed on the certificate. These are non-refundable government fees paid separately from my services.

Approval and certificate issued

The Department of Immigration processes your application. Standard EPR typically takes 6 to 18 months. Purchases at $1,500,000 or more receive priority accelerated consideration. Once approved, your EPR certificate is valid for your lifetime subject to maintaining the property for the required 10 years and filing a declaration every 10 years.
