It depends entirely on your budget and lifestyle priorities.

  • Ocean Club Estates: Four Seasons hotel services, Tom Weiskopf golf, private marina. $3M-$40M+. Best for ultra-luxury and resort lifestyle.
  • Lyford Cay: Nassau's most exclusive private community. Invitation-only. $2M-$30M+. Best for maximum privacy.
  • Albany: Tiger Woods and Justin Timberlake's community. Mega-yacht marina, Ernie Els golf. $2M-$25M+. Best for resort lifestyle with marina.
  • Old Fort Bay: Historic fort site, canal access, private beach club. $2M-$20M+. Best for families wanting privacy with community.

Any property assessed at $1,000,000 or more qualifies for Economic Permanent Residency application (effective January 2025). This includes properties in Ocean Club Estates, Lyford Cay, Albany, Old Fort Bay, Palm Cay (higher-end units), Cable Beach branded residences, and selected Sandyport homes.

The $1.5M+ threshold receives priority accelerated consideration. Government fee is $20,000 standard, $25,000 with work rights. The property must be held for a minimum of 10 years. I coordinate the full EPR application alongside the property purchase for every qualifying buyer I represent.

Paradise Island is a separate island connected to Nassau by two bridges. It is home to Ocean Club Estates and the Atlantis resort. Properties on Paradise Island command a premium for their island exclusivity and proximity to Atlantis amenities. Nassau proper contains all other communities including Lyford Cay, Albany, Old Fort Bay, Palm Cay, Cable Beach, and Sandyport. For most buyers I recommend comparing specific properties across both rather than treating them as categorically different markets.

Foreign nationals can purchase freehold property in the Bahamas with the same ownership rights as Bahamian citizens. The process: agree on terms, sign a formal Agreement for Sale (reviewed by your Bahamian attorney), pay the deposit (typically 10%), complete due diligence including title search, pay closing costs (VAT on conveyance, attorney fees, BIA registration), and transfer title. For properties $1M+ you can apply for EPR residency simultaneously. I coordinate the entire process from first viewing through title transfer.
