What private access actually means

The phrase "private access" gets used loosely in real estate. Here is what it specifically means in Glenn's practice. At the $3M and above tier, a meaningful share of Bahamas transactions never hit public MLS. There are three reasons that's true, and understanding each one helps you decide whether the private channel is the right entry point for you or whether the public inventory route serves you better.

Off-market resale. Owners of significant Bahamas property — particularly long-held positions in Cable Beach, Paradise Island, Albany, Lyford Cay, Old Fort Bay, and the established out-island enclaves — often signal willingness to sell at the right number without ever publicly listing. Reasons range from privacy preferences to seller-side tax timing to wanting to control who views the property. Glenn maintains relationships with a number of these owners and their representatives. Honest considerations before you submit

Glenn does not represent every property in the Bahamas. The private channel covers specific developer relationships, specific owner relationships, and specific out-island networks. There are areas, buildings, and segments where another BREA agent will be the better fit for what you want. Glenn will say so when that's the case rather than waste your time. The honest version of this work means sometimes the best advice is to introduce you to a colleague.

Off-market does not mean secret deals. Pricing on off-market property reflects current market conditions, not a discount for being private. The value of the channel is access and curation, not below-market pricing. Sellers willing to transact off-market typically expect strong qualified buyers; they often require less negotiation than public listings, not more.

Not every applicant gets a response within the same window. Inquiries below the $1M EPR threshold are routed to public inventory and standard buyer support — the response is real but it goes to a different channel. Inquiries that appear speculative without a clear timeline still get a response, but the conversation is calibrated accordingly.
